TAKE FHA CANDIDATES FROM THE
NEUTRAL ZONE TO THE GOAL LINE
What do you do when the local pool of FHA Streamline
prospects has been largely fished out? Go after the next
most likely candidates for a new FHA loan. We can
pre-qualify people for an FHA loan, using one of three
different approaches:
1. GOOD. County
courthouse file with demographic selects. Here we look at
existing mortgage holders that have all of the indicators of
being FHA eligible.

2. BETTER. Credit bureau
/ pre-approved file. Here we pull names using exact
household criteria including current loan type, FICO, age of
current loan, months since most recent refinance,
eligibility for FHA, etc. We find the people who are
definitely qualified to refinance into FHA, who are
currently in an ARM or subprime loan, and their credit
history and absence of late pays means they are technically
qualified to refinance into a new FHA loan.

3. BEST. Loan triggers from the credit bureau.
These are people who have just applied to get a new loan or
refinance their current loan (you can choose either or
both). They are definitely in the process of getting a loan,
so you can offer to do better than their current lender.
Remember that the bank they applied will NOT automatically
suggest an FHA loan; they’ll suggest the loan that makes the
most money for the bank! So by coming in with a lower rate
and the security of an FHA loan, you can be a hero.
